It takes a team to maintain your home, but it's important to know who does what when it comes to home maintenance. In this section you will find a more detailed outline of maintenance and service issues we both need to be prepared for.
Please know that our goal is to ensure you have a well maintained and comfortable house to live in. Every maintenance request is important to us and we work to resolve each one as quickly as possible. Please allow up to 24 hours to responde to you about a standard maintenance request and up to 2 hours for an emergency request.

Emergency Maintenance Issues
Here's a list of what each of us should be prepared to handle:
Pest Control
You take care of: Regular pest control for common pests like ants, roaches, spiders, beetles, and small rodents.
We take care of: Large rodents, bee hives/wasp nests, birds, or termites that have taken up residence in the home or attic, and common indoor pests that are present in the home within 30-days of your move-in.
Lawn & Landscaping
You take care of: Everything from the ground up to 8 feet high.
We take care of: Everything underground & above 8 feet high.
Heating & Air Conditioning
You take care of: Changing HVAC filter more often than every 90 days.
We take care of: Changing HVAC filter every 90 days. All repairs and maintenance due to normal wear and tear.
Appliances
You take care of: Changing water filters in the fridge as needed and keeping everything clean.
We take care of: Everything else.
Smoke & Carbon Monoxide Detectors
You take care of: Notifying us if there is a defective unit.
We take care of: Everything else.
Home Exterior
You take care of: Keeping the walls and walkways clean and free from mold or mildew.
We take care of: Repair and maintenance of fences, garage door, roofing, and the home's structure due to normal wear and tear.
Other Home Interior
You take care of: Minor toilet and drain clogs, changing light bulbs, regular cleaning, small hardware issues, etc...
Sometimes things happen that are more critical than just a simple repair and need to be addressed immediately. To help you better understand what is considered an emergency we have compiled the following list.
If you are experiencing any of the following, please call our emergency line at 615-822-3509 ext 1. Some issues require you to call 911 first and we will outline them below.
Electrical Issues
When there is sparking, fire, smoke, or overheated fixtures.
Fire
Call 911 immediately and get to safety. Once you are safe call our emergency line to let us know what has happened.
Gas Leak
If you smell gas, please exit the home and immediately call the fire department. Once you are safely away from immediate danger call our emergency line to let us know the situation.
Lack of Heat
If it is after normal business hours and it poses a health risk or potential damage to the property.
Lack of Air Conditioning
If it is after normal business hours and it poses a health risk.
Structural Damage
If there has been damage to the roof, foundation, or walls that has breached the security of the structure.
Plumbing Issues
If there is an issue where there is water actively flowing that cannot be turned off whether inside or outside of the home.
Theft
Please notify the police immediately then contact us.
Your safety is our top priority. Please make sure that you and your loved ones are safe and secure in an emergency situation and contact local authorities and first responders when necessary before contacting us.
